Octiv Row, A Brand-New Living Community To Open In August 2020

Next year, in August 2020, a brand-new student living community called Octiv Row will be available in Carrollton for the students of the University of West Georgia. Presently under construction, the new residence will be located one block away from the east side of the UWG campus, right across the street on Cunningham Drive. 

With a 160-bed capacity, Octiv Row plans to provide a productive environment with up-to-date technology to enhance the living experience of its residents. 

“Octiv Row will differ from other student communities in many ways. The first one is that our building structure and architectural design allows for a [better] study environment with only one wall of each apartment sharing with another apartment and only two apartments per level,” said Ryan Clasey, the director of Asset Management for Spectra Student Living. “Octiv Row will also implement an individualized electric utility billing system that will eliminate roommate problems of who puts the electric in whose name and electric reimbursement to roommates.”

Spectra Student Living is the investor and developer behind Octiv Row. Created in 2017 by Justin Farris and John Petelik with a mission to meet the lifestyle needs of students all over the US, Spectra Student Living has developed sophisticated communities at Warner University in August 2018, at Ferris State University in August 2019, and has acquired an apartment community at Indiana University -Purdue University Indianapolis, also to open in August 2020.

“Octiv Row will aim to create a culture that not only boosts academic achievement but will also have an engaging opportunistic experience that will enhance a resident’s enjoyment of the community and living situation,” Mr. Clasey said. 

The residence will have eight buildings that are three stories each, with two apartments per floor. Among the buildings, we have 2 Bedroom x 2 Bathroom and 4 Bedroom x 4 Bathroom Garden Style apartments.

Future residents will have access to an indoor and an outdoor social lounge, and on-site management. Amenities in the clubhouse will include a television wall, a private study area, a conference room with video chatting capabilities and YouTube video production, a kitchen area, and a station with computers and printing capabilities. Additional indoor amenities will include an indoor television wall equipped with gaming consoles, as well as, a pool table. Outdoors, residents will find a grill area.

The apartments will be fully furnished and equipped with memory foam mattresses in each bedroom, living rooms with 4k HDTVs, in-unit full front load full-size washer and dryers and stainless-steel kitchen appliances. Each room will have a private bathroom. Additionally, the apartments will be secured thanks to a fob key security system, and bedroom doors can be individually locked. The community will also provide on-site parking for residents.

Octiv Row Will be pet-friendly! There will be a maximum of two pets per apartment. Residents will be required to pay a one-time non-refundable pet fee for cats and dogs of $250, as well as a 25 dollars per pet per month pet rent for cats and dogs. What differs from other student apartments in town is that the one-time nonrefundable fee will not be for each animal.

With 12 month-installment leases, prices at Octiv Row will start at $529 to per month depending on the apartment. Some utilities will be included in the rent. 

At this time, some areas of the community have not yet been designated as amenities, but future residents will be asked to share what they would like to have in these designated areas throughout the construction period.

Currently, Spectra Student Living is seeking to be a recognized housing partner to the University of West Georgia. Through One West, an off-campus housing service agreement with the university, the goal is to create a positive and success-driven environment for the UWG students. 

Spectra Student Living is also reaching out to local businesses such as bars, restaurants, fitness clubs -anything which appeals to students- to partner in cross-marketing and sponsorship.

The pre-leasing process to reside at Octiv Row will begin on October 15th. If you are interested in living in this brand-new residence, you may visit the on-site trailer to view furniture samples, images, and talk about leasing and floor plan options with the staff. The office hours are likely to be between 9 AM to 5 PM on weekdays. 

All applications and leases can be completed by visiting and creating a portal on the residence’s official website www.octivrow.com. The website will likely become active as the building process comes to an end.
